What are home measurement services?

Measurement services are just what they sound like: Based on your needs, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, a certified appraiser takes measurements of your property with a measuring tool — either a tape or laser measuring device. As they tour the house, they notate the layout of the rooms and other features, like stairs, entryways, and pantries. They might sketch the property. Then, the appraiser develops a report and detailed floorplan showing the total area and the general layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are floorplan services necessary?

Challenging property taxes

Tax records frequently reflect inaccurate square footage because the values can come from many sources, and occasionally go unproven — meaning you may be taxed for more space than you actually have! Unless an appraiser has recently executed an evaluation on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a home measurement service before contesting your taxes. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling a property

A home floorplan service will secure a fair price for your home. Area is one of the biggest factors potential buyers look for when purchasing a home — but since square footage values are often estimated rather than accurately measured, your property listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the selling price of the property as well as the number of potential buyers. The only sure method of using a definitive GLA when listing your property is to reference a recent appraisal or home measurement service performed by a certified appraiser (after any updating that might have affected square footage).

For agents

To ensure that your client's home closes at a price that correctly reflects market value, we recommend asking for a home measurement of the property. Your clients, and especially potential buyers, will be grateful for your thoroughness, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be a fantastic marketing tactic for attracting potential buyers since they can see the layout and details of the house before and after a walkthrough.
